Commodore Condos on Saint Charles Ave., The windows are the unique feature that stands out!

The Commodore Condos were converted into condos in 2004 from apartments. They are right next door to the new Borders Bookstore on St. Charles Ave. The condos located at 3300 St. Charles Ave feature these great windows that are unique to the New Orleans area. Small condo association in a very convenient area of town. Right next door to Borders Bookstore on St. Charles.
The historical element permeates Commodore Condominiums, with its architecture from the 1920’s, one can imagine life on St. Charles in another era. This is a good environment for students, writers, and those with artistic pursuits.

The first thing many people notice as you enter a home is the front door. This was especailly true of historic homes that wanted to put a meaningful face on their home. Many times doors were almost works of art in their day. Now they are works of art ! Today many doors are restored to give that feel “hey I did not forget that I am an old home”

The Magazine Street condo in the Garden District pictured above is both old and new. Almost everything was replaced by the developer who kept all the old things that he could like the old doors, pine wood flooring, fireplaces, porches and woodwork. The new things are the electrical, windows, a/c-heat, exterior wood, brick walkwaysand much more. The new items were made to look like they did in the historic period when the house was originally built. This is what a developer should do in order to get top dollar in this market.

Its the colors that make you notice this New Orleans home ! It looks like it could have had some Caribbean influence as many early Louisiana plantations had. It also looks like a double! It also looks like a camelback home as well.
A New Orleans camelback is where a two story was added in the rear as an addition to make the home larger. It is generally a couple of bedrooms up and a larger living area down. In the late 1800’s homes were taxed on the height and width of the front of the home. So to avoid taxes and have more room the “camelback” was invented. In the late 1990’s you were taxed in many cases as to how well you knew the tax assessor !!

The conversion of apartments to condos is the most inexpensive way to create a condo. The basics are already in place. The earlier developers did little work in the early years turning the apartments straight into condos. Once condos became popular the developers had to do much more as buyers wanted new kitchens, new baths and updates. Buyers were willing to pay for and demanded such upgrades. The locations on St. Charles Ave are still some of the best.

Saint Charles Avenue runs between Canal Street and Carrollton Avenue. The variety and number of historic homes is outstanding as you travel the entire length of one of New Orleans famous streets. Lined with Live Oaks and historic homes runs the St. Charles Ave. Streetcar Line . Many who have lived here all their lives have never walked the length of the Avenue including me. In 2010 I will walk it this year and take enough photos for a couple of months.

New Orleans loves its porches and columns. It’s the case with large or small homes, expensive or inexpensive, old or new. Its just more of an inviting touch. Its an extension of a home to the outside. Porches provide protection for the door and windows from the elements such as rain and sun. Provides a place to watch the neighborhood and decorate with plants or whatever.

St. Elizabeth’s on Napoleon Ave. did not start off by being condos. Its got 150 years of history behind it. In the 1860’s it opened as a boarding school for single women run by the Daughters of Charity. It was soon changed to an Orphanage a few years later as yellow fever epidemics ravaged the city of New Orleans. It continued to used as St. Elizabeth’s Orphanage for many years but was finally closed in 1989. It stayed empty till 1993 when Anne Rice the famous author, a New Orleans native bought it for a home. She sold it to a developer who did a great renovation into upscale condos in 2004.

The Shotgun Style of home originated in New Orleans beginning in the 1830’s and extending to 1920’s. This was the predominate style of home in New Orleans during that time. It was a narrow rectangle raised house on a small lot generally no wider than 25′. There were no hallways but you walked through one room to the next. Its was not until 1903 that people began to call them Shotguns, it was boasted that shooting a shotgun through the front door the buckshot would leave through the back door. A double shotgun is where the middle wall is shared, often times occupied by another family member. Thousands are still here !
